Full Management Services Summary:-

  • Insuring Deposit through My Deposits Scheme
  • Preparation of property inventory
  • Signing and checking in tenant/s
  • Notifying all services of new tenancy details
  • Collecting rents and accounting to Landlord monthly/4 weekly
  • Providing contractors for all maintenance issues
  • Provide gas engineers for gas inspections (applicable) charges vary depending on engineer used.
  • Monthly Statements Showing Income and Expenditure

Charges:-

  • Up to 12½ % commission (variable) plus VAT on the achieved rental PCM / 4 Weekly Figure.                 
  • Example - £550PCM (Rent Achieved) x 12.5% plus 20% VAT = £82.50
  • Maintenance / Repairs are subject to a 10% including VAT charge
  • Arrange gas inspections where applicable(charges vary depending on engineer used) - Quote can be obtained before completion.
  • Arrange Energy Performance Certificate (EPC) where applicable.  New EPC £72.00 including VAT and reprinted EPC when required £18.00 including VAT
  • Insuring Deposit in My Deposits Scheme at a cost of £31.80 including VAT per property and new tenancy agreement​
  • Tenancy Preparation Fee - £30.00 including VAT per property. This service includes producing and providing :- ​
    - Tenancy Agreement – One per tenant
    - Deposit Protection Certificate – One per tenant
    - Deposit Protection Information for Tenants Leaflet – One per tenant
    - Energy Performance Certificate – One per tenant
    - Gas Safety Certificate (where applicable) – One per tenant
    - How to Rent – The Checklist for renting in England – One per tenant
    - Tenant Check In - This requires by law the smoke detectors to be tested with the tenants present to witness and check the overall property.

  • Advertising your property on the biggest property portal Rightmove and in our shop window.
  • Professional quality wide angles photos taken of the property. ​
  • Signing tenants into the property
  • Notifying all services of new tenancy details
  • Provide new tenants with Landlords details for payments
  • Tenancy Preparation - This service includes producing and providing :- ​

  1. Tenancy Agreement – One per tenant
  2. Deposit Protection Insurance and Certificate – One per tenant - (If the client would like to insure the deposit themselves then we would be required to have a copy of the insurance certificate before move in to ensure it is signed and the tenant and owner and the correct prescribed information is served to go alongside this)
  3. Deposit Protection Information for Tenants Leaflet – One per tenant
  4. Energy Performance Certificate – One per tenant – Reprint - (If a new EPC is required and would like Scott Castle to arranged an engineer to attend then an additional charge of £72.00 including VAT is due)
  5. Gas Safety Certificate (where applicable) – One per tenant - In relation to the Gas Safety we would need a copy of this to serve to the tenant to form part of the complete move in process of the tenant. The tenant upon moving in would sign a document confirming they have received all the tenancy paperwork as per the rules and regulations.
  6. How to Rent – The Checklist for renting in England – One per tenant
  7. Tenant Check In - This requires by law the smoke detectors to be tested with the tenants present to witness and check the overall property.

Agent Charge For Completing Find A Tenant Service.​


  • Bedsit / Room - £150.00 inc VAT
  • Studio flat - £175.00 inc VAT
  • 1 bedroom - £225.00 inc VAT
  • 2 bedroom property priced up to £724PCM - £275.00 inc VAT
  • 2 bedroom property priced over
  • £725PCM - £300.00 including VAT
    3 bedroom  - £350.00 including VAT
  • 4 bedroom  - £400.00 including VAT​

    Additional Charges:-
  • Arrange gas inspections where applicable (charges vary depending on engineer used) - Quote can be obtained before completion.
  • When a New Tenancy agreement is required / requested a charge of £50.00 including VAT is due. This fee includes, Producing and signing a tenancy agreement for each tenant and checking smoke detectors to ensure they are working before the tenancy agreement is signed and the tenants move in.
  • New EPC AT £72.00 including VAT (If Required)
  • Deposit Insurance is £31.80 including VAT
